Over the past 20 years of trading, Bower Real Estate Pty Ltd trading as Shane Spence Real Estate has seen property management as being a cornerstone of our business. At Shane Spence Real Estate the management of properties is set as a priority; the day to day management being in the direct control of the principal and owner of the business, Shane Spence.

Of course, one man alone can not complete all of the tasks required to manage your property effectively. In order to assist us in the management of your property, we have built alliances with many qualified tradesmen and service providers. On our books, we have a multitude of tradesmen covering every conceivable repair from plumbers, carpenters, painters and electricians to specialists who only repair the hinges on oven doors or replace balcony door rollers. Our years of experience help ensure your property is maintained in peak condition to maximise your rental returns.

Shane Spence Real Estate believes in the value of Landlord Insurance. As such we have built a special relationship over many years with AON Insurance Brokers, who are the recommended insurance provider of the Real Estate Institute of NSW. AON’s Landlord Insurance policy is provided by CGU Insurance, part of the IAG Group; formerly NRMA.

How do we do this?

  • We believe good agents attract good landlords; good landlords have good properties; good properties attract good tenants; and good tenants look to lease from good agents.
  • We believe valued long term tenants result in improved long term returns. Whilst we regularly review rents, we recognise the largest cost an owner will incur is the cost of vacancy and finding a new tenant.
  • We believe well maintained properties incur lower costs over time. To this end, we regularly inspect properties and report our findings to our landlords and tenants and we make recommendations to maintain and improve your property in a cost efficient manner.
  • We recommend all of our landlords have Landlord Insurance.  Whilst it might be easy to say, ‘your best insurance is to have a good agent’, a good agent will recommend you have the best insurance.

What You Get

When you list your property to be managed by Shane Spence Real Estate we like to believe we manage the property as if it were our own. Here is a list of the many services we provide:

  1. All inspections with prospective tenants conducted with a fully licensed real estate agent;
  2. Applications scrutinized and verified;
  3. Tenants selected on the basis of the best tenant to apply, not the first to apply;
  4. Use of CoreLogic data base to determine market rent;
  5. Negotiation of rents, lease terms and our unique Additional Terms;
  6. Bond moneys collected and submitted to the Rental Bond Board;
  7. Leases prepared and executed including the issuing of mandatory statutory documents;
  8. Completion of ingoing Condition Reports together with a comprehensive photographic record of the premises;
  9. Collection of rents, and monitoring of arrears and issuing of arrears notices and termination notices in accordance with the Residential Tenancy Act 2010;
  10. Monthly reporting of all financial transactions and end of year summary for taxation by email;
  11. Monthly newsletter;
  12. Direct Debit of all moneys owing at end of each month to your nominated account;
  13. Arrange for all repairs required under the terms of the Residential Tenancy Act 2010;
  14. Arrange for maintenance services such as lawn mowing, gardening or pool maintenance;
  15. Pay all accounts associated with property including repairs, maintenance, Council Rates, Water Rates, Insurance Premiums and Land Tax (if applicable) out of collected rents;
  16. Review rents and negotiate increases;
  17. Negotiate lease renewals;
  18. Conduct periodic inspections and report to the owner with recommendations;
  19. Accept and / or issue termination notices as required and issue instructions to tenants on how to vacate premises;
  20. Completion of outgoing Condition Report;
  21. Release and / or claim bonds via the Rental Bond Board online service;
  22. Apply for Consumer Tenancy & Traders Tribunal hearings, prepare case and personally attend and represent owner at hearings;
  23. Serve summons, notices and orders on tenants in accordance with the Residential Tenancy Act 2010;
  24. Whilst we observe standard business hours, in case of emergencies our office can be contacted 24/7.

Your property will need to be marketed in an effective manner. We use a variety of media depending on the needs of the property and the market at the time and may employ any of the following means to ensure your property is leased in a timely manner to a suitably qualified tenant:

  • All properties are listed on the internet on; at our discretion, we may also place your property on a number of other sites;
  • Saturday’s Manly Daily (classified advertisement) and additional mid-week advertising to be completed at the agent’s discretion – with the rise of the internet which allows us to market properties 24/7, the Manly Daily and other forms of print media have now become the second rung of advertising.
